Avijit Deb Partners advises Luxmi Group on development of The Oberoi resort at Makaibari Tea Estate, Darjeeling

Luxmi Tea Co. Private Limited and EIH Hotels Limited, the flagship company of The Oberoi Group, have entered into a strategic partnership for the development and management of a 25-key luxury resort at the iconic Makaibari Tea Estate, Darjeeling.

Avijit Deb Partners advised The Luxmi Group on this partnership.

The transaction team was led by Arunabha Deb (Managing Partner), with support from Ashika Daga (Partner), Raunak Das Sharma (Senior Associate) and Sanchali Bhowmik (Associate).

The partnership marks a significant milestone for the Luxmi Group as it expands the experiential and hospitality dimension of the Makaibari legacy, while preserving the estate’s historic, environmental, and cultural ethos.

Under the management agreement, the upcoming property, The Oberoi, Makaibari Tea Estate, Darjeeling will be operated by EIH Hotels and is scheduled to open in 2030.

Established in 1859, Makaibari Tea Estate (owned, managed and controlled by Luxmi Tea Co. Private Limited) is one of the world’s oldest and most renowned tea estates and was recognised as the world’s first fully certified organic tea estate in 1988.
