Dua Associates advised Maharaj Kumar Yashwant Singh Sahib of Alwar in a two-part real estate transaction in Delhi’s Lutyens Bungalow Zone (LBZ), involving both the acquisition of a new residence and the sale of a family estate.
Both deals were handled by a team led by Partner Salil Gulati, along with Partner Sahil Dhawan, Principal Associate Kapil Saxena, and real estate expert Narinder Mohan.
In the first leg of the transaction, the firm represented Yashwant Singh in the purchase of a 704.4-square-yard bungalow in Golf Links for ₹100 crores. Dua Associates advised on legal due diligence, structuring, documentation, negotiations, clearances and the payment of over ₹8 crores in stamp duty, registration fees, and corporation tax.
The seller, Anu Jindal of DLF’s “The Camellia”, was represented by Savills India.
In the second leg, the firm advised on the sale of the Alwar royal family’s 3,540-square-yard bungalow on APJ Abdul Kalam Road (formerly Aurangzeb Road) to Gentex Merchants Pvt. Ltd., a company associated with steel magnate Lakshmi Mittal.
The property was registered at ₹310 crores, making it one of Delhi’s highest-value transactions in 2025. The buyer paid approximately ₹24.80 crores in stamp duty, registration fees, and corporation tax. This deal was executed under the guidance of late Shashivansh Bahadur.
