Bagmane Prime Office REIT has raised ₹3,405 crore from an initial public offering, comprising a fresh issue aggregating to ₹2,390 crore and an offer for sale aggregating to ₹1,015 crore by BREP Asia III India Holding Co VIII Pte. Ltd.
Shardul Amarchand Mangaldas & Co advised Bagmane REIT, its investment manager Bagmane Realty Investment Manager Private Limited, and the sponsor Bagmane Realty and Infrastructure LLP, on this IPO.
The transaction team was led by Nikhil Naredi (Partner) and Rohit Tiwari (Partner), with support from Harini Jambunathan (Senior Associate), Associates Mathangi K, Pritha Bhangale and Abhit Tanay.
Arjun Perikal (Partner) and Andre Peter (Principal Associate), from SAM's Bengaluru office also assisted on the transaction.

Bagmane REIT is a Bengaluru-based Grade A+ commercial office real estate investment trust with a premium portfolio of high-quality office parks totaling 27.7 million square feet of workspace. It is backed by the Bagmane Group, which has around 30 years of experience in real estate development.
The IPO witnessed an aggregate overall demand of over 23.70 times, highest ever demand in a REIT IPO, including institutional investor demand exceeding 25 times and non-institutional investor demand exceeding 21 times. The units of Bagmane REIT were listed on the BSE and NSE on May 14, 2026.
