AQUILAW, Fox Mandal advise Srijan Group on ₹710 crore acquisition of DLF Techpark II

Srijan Realty Group has acquired DLF Limited’s DLF Techpark II, an operational IT/ITES Special Economic Zone, together with an adjoining land parcel, collectively admeasuring approximately 25.9 acres located at New Town, Kolkata, along with structures thereon, for approximately ₹710 crore.

AQUILAW advised Srijan Realty Group on this acquisition. The Firm undertook a comprehensive legal and regulatory due diligence of the underlying land and the SEZ undertaking, including verification of title, review of historical land records and assessment of statutory filings, approvals and compliances under the Special Economic Zones Act, 2005 and the rules framed thereunder. The Firm also carried out detailed title searches across relevant land registries and public databases to identify potential risks and encumbrances, and advised on appropriate mitigation measures. AQUILAW further reviewed the principal transaction documentation, including the Master Framework Agreement and the Business Transfer Agreement forming part of the overall acquisition framework, and assisted Srijan Group through execution and implementation of the transaction.
