Khaitan & Co advised Lam Research (India) Private Limited in relation to ₹1,125 crore land transaction deal with Embassy East Business Parks Private Limited (wholly owned subsidiary of Embassy Developments Limited) for sub leasing and eventual divestment of a 25-acre land parcel in Whitefield, Bangalore.
The transaction team consisted of Rajiv Khaitan (Partner), Amruthavarshini (Principal Associate), and Dwithi Acharya (Associate) with assistance from Tamarra Sequeira (Partner) for litigation advisory and Mukund Ullur (Senior Associate) for registration.
The proceeds from this sale are intended for reinvestment in high-growth opportunities, further strengthening EDL's development pipeline. This transaction is seen as a reinforcement of Bengaluru's position as a major global technology and innovation hub, attracting substantial high-tech investments.
The company established its India Center for Engineering (ICE) in Bengaluru in 2000, focusing initially on software development and support. Over time, its operations have expanded to include hardware engineering, global operations management, and analytics. In September 2022, Lam Research inaugurated its first ICE hardware engineering lab in Bengaluru, and in September 2024, it broke ground on a new systems lab to further enhance its R&D capabilities in the region.
